After spending the last 13 years valuing all types of commercial real estate in the Chicago and Detroit metro areas, I started to notice a clear pattern. The big guys — institutional investors and large firms — always came prepared. They knew exactly what appraisers needed, had their data organized, and their deals moved smoothly through the pipeline.
But smaller investors — the ones buying their first multifamily property or moving up from single-family flips — often struggled. They didn’t have mentors to guide them through the appraisal process, and no one ever taught them how to prepare. I watched so many good deals fall apart simply because they didn’t know what was expected.
